SEA CHANGE RETIREMENT NOT ALL SUNSHINE

Many city people choose to retire to small coastal towns or country areas - often places where they have enjoyed family summer holidays. It seems like a logical progression of ideas. Instead of settling for three weeks at Christmas, retirees can enjoy sun-filled summer holidays round the clock seven days a week.
But is the dream holiday location always the ideal place for people to spend their latter years?
Most city-dwelling holiday makers have never experienced their favourite getaway in the off-season. A sunny, pleasantly bustling holiday town where cafes and shops are constantly open can look quite different on a rainy winter’s day. (Or in hot climates, the opposite may be true. A town that enjoys temperatures in the 20’s in winter may turn humid and unbearable in summer). And while long-term residents may look forward to the end of the tourist season, many city-conditioned newcomers find the dullness of the off-season hard to get used to.
Some retirees report that it didn’t occur to them to check out whether the clubs, sports and hobbies they’d always enjoyed in the city were available in the small town. It is easy to take the activities and events available in the city for granted when you are too busy working to enjoy them. Activities such as china-painting and other art or craft classes, gyms with comprehensive timetables, seniors’ exercise classes, chess clubs, bridge, gardening clubs, theatre and so on may not exist in a smaller marketplace.
Furthermore, while most retirees enjoy excellent health, they need to take into account the availability of hospitals and medical facilities; many people who have lived close to a range of specialist health-care facilities all their lives without needing them move away just as they move into an age group where the statistical likelihood of problems increases.

For some the decision to move away from the city is a financial one – the money they get from selling the family home often finances a home and income. But in many cases it is possible to scale down and still stay closer to friends and facilities. Of course, moving away from the environment where people have spent their working life is not always the wrong decision, but many people would do well to rent before they buy. That way they can keep their options open until they feel confident they have made the right decision.

A Rental Team exercise - The One Minute Manager


The rentals team has spent the past month reading through the book by Ken Blanchard called “self leadership and the one minute manager “. The book is a first person interpretation and story of how to apply the right mindset and skills needed to take personal responsibility and to liberate you from the cultural tendency of finding excuses and empowering you to achieve success. The book runs through the three tricks of self leadership and gives you the tools and techniques to keep growing’ learning and achieving.

The team found the book very rewarding and looked forward to the daily reading of a chapter. The book had a very clever set up where the team was able to read and follow Steve (main character) through his journey from disappointment to becoming a “one minute manager” and achieving success. The book was a fantastic exercise for the team – we were able to discuss and share the positive ideas and techniques to developing success.

The main interpretations I gained from the book are as follows: Is that everybody interprets outcomes differently and how you approach a situation could mean the difference between a successful result and an excuse for failure. As a self leader you must take responsibility for your actions and not use excuses or blame to shift the focus from yourself. Being part of a team you must share all the up’s and down’s as a group, what you learn from disappointments will be vital in achieving your future success. On a personal note I learned that you must treat all people kindly as you never know what will happen – you could meet someone who will have a dramatic and positive change on your life.

INVESTMENT TIP: Don't ask - 'Would I live here?"

When searching for an investment property, don't fall into the trap of asking “Would I live there?"  Often your tastes in a property can be very different from a tenant’s needs and likes within a particular area.


SOME KEY FACTORS THAT YOU SHOULD FOCUS ON WHEN CONSIDERING THE PURCHASE OF AN INVESTMENT PROPERTY ARE:
·       Are the rents affordable within the average to medium price range?
·       Has the area shown a solid history of steady rental demand from nearby industry, educational, medical or commercial office workers?
·       Does the area provide good access to shops, transport, schools, churches, sporting and other facilities in keeping with the profile of the local population?
If you can answer yes to the above then you are on course to making a sound investment decision. ■

TRAINING FOR A WIN!

Well its time again for the NRL season to start with the opening game this Friday night with the Broncos against the Cowboys. It’s a great time of year and we make the most of it here in the office. With our footy tipping competition running all season we get all pumped up for the games each week. There is a little bit of healthy competition that comes out especially getting close to the end of week when the tips have to be in. I will be at the game this Friday night cheering on the Cowboys.


As with the football teams we are training ourselves for a big year of wins. Every week we are doing team training to fine tune our skills and attributes to tackle the other teams head on. Boosting our morale with coaching and support ready for a “season” of wins. There is competition out there and we are ready to continue our winning streak!

Lets hope the Cowboys can make it through the season with wins just like our team at David Deane’s will be!
